The 1st Avenue won't lay fallow for long; those upper floors are prime condo turf and the street frontage is ideal restaurant/pub space but don't know if we've reached the saturation point for that use in the 'hood. A good coffee outlet - Novo or better yet, another Stella's!
I actually sampled Little Anita's fare for the 1st time while on biz in the Duke, after passing by their Colo. Blvd. location for years. The huevos rancheros were grand, filling and satisfying; I need to take in the local establishment as it sounds they're cranking out some solid fare.
Bravo to the Renegade and I wish them well in this new endeavor. The DU 'hood lacks an outlet bringing the depth and quality of beer they've shown themselves to excel and will be a most welcome addition.
I've been going to Ba Le for years and have never encountered any rudeness on the part of the staff nor questionable hygiene practices and instead outstanding and economical sandwiches which are served promptly. When I'm on that part of Federal, it's a regular stop for me.
I'm sure Parry's GV location will be a winner as they'll be following the same successful formula from their existing locations; superb beer offerings, excellent food and great service. I go to the HR site but will be hitting the Orchard Road operation as it's closer to me in case I gotta craw...

I like Pho 95's new location on Federal; the parking lot old one presented a real challenge to maneuver and had that real divey bar next door where you'd never know who'd you run across - or run across you.
